All rental dwellings are strictly SMOKE FREE. LEASE TERM is 12+ months. DEPOSIT is equal to one month's rent. UTILITIES are the tenants' responsibility. RENTER INSURANCE is required. TOURS are offered to pre-approved applicants. APPLICATION PROCESS requires verifiable proof of current and stable yearly income 3x the monthly rent; a $35 non-refundable tenant screening; rental reference; and valid ID. Each potential resident 18yo+ must apply separately, be approved, and appear on a lease. Submitting an application with incomplete, inaccurate, or untruthful information will result in an automatic rejection. Requests for documentation must be received within 48hrs. FIRST TIME RENTER may require a guarantor; and/or pay first and last months' rent to qualify. SECTION 8 CHOICE VOUCHERS are not accepted. ANIMAL POLICY we welcome a domestic cat OR small breed dog for consideration. Your pet must be altered, housebroken, UTD vaccinations, flea + tick treated. Pet Screening is required ($0-$25). If approved, a non-refundable $250 fee will be collected. Other species are not permitted. HOLDING FEE may be collected to hold a property “off-market” for future move-ins.
